The playbook

  1. Step 1 — Intake call intro (same 30 seconds every time): introduce yourself, state what the call will cover, define the desired outcome for the client.
  2. Step 2 — Gather full client profile before any rate discussion; frame rate as something that requires knowing their goals and qualification first.
  3. Step 3 — If rate objection surfaces anyway, deliver the scripted rebuttal ('nationwide direct lender… lowest most competitive rate… when were you looking to purchase?') and redirect.
  4. Step 4 — Run a full loan consultation showing the client their lowest-cost option, their target rate option, and what it costs to get there — educate rather than defend.
  5. Step 5 — Close the call with the three-promise USP: on-time close, proactive communication, no surprises.
  6. Step 6 — Make the two asks: referrals and the client-to-agent feedback message ('let your agent know we connected and everything is squared away').
  7. Step 7 — For realtor meetings, present your client communication process, show how you pre-underwrite loans for competitive offers, and demonstrate how clients win in multiple-offer situations — ask only for one chance.
