The playbook

  1. Step 1: Research the target agent across ChatGPT, Grok, and Perplexity — find their history, strengths, and online gaps.
  2. Step 2: Audit their Zillow, Google Business, Instagram bio, Facebook, LinkedIn, and Yelp profiles for what's missing, especially AI-search visibility.
  3. Step 3: Build a short, specific talking point (not a pitch deck) around one problem they have that they probably don't know about — e.g., 'Your current bio won't show up when a buyer searches on Perplexity for a specialist in your market.'
  4. Step 4: Reach out with that one hook — DM, call, or email — and offer 5 minutes to show them the gap. Don't lead with rates or a coffee ask.
  5. Step 5: At the meeting, demonstrate the fix (rewritten bio, Yelp optimization, structured content strategy) and offer to help implement it — positioning yourself as a business-growth partner, not just a rate vendor.
  6. Step 6: Follow up with a tool (Palm Agent, Land Glide) they can use immediately with buyers, reinforcing your value between transactions.
