The playbook

  1. Step 1 — Define target viewer personas: List who you want watching (e.g., first-time buyers in your zip, local Realtors, financial planners, parents of soon-to-be grads, investors). These are viewers, not just clients.
  2. Step 2 — Identify 3-5 content pillars: News, Education, Problem Solving, Storytelling, Local. Start with an even split across all five.
  3. Step 3 — Multiply content by audience: Take one topic (e.g., down payment assistance) and write a distinct script for each viewer persona. Same topic, completely different framing.
  4. Step 4 — Start on one platform where you already have the most connections. Post 1-2x per week. Do not expand to a second platform until posting feels automatic.
  5. Step 5 — Hook with emotion first (problem identification), then educate, then include a single low-friction CTA (trigger word in comments, DM, etc.).
  6. Step 6 — Track the right metrics: engagement rate (likes + comments ÷ views per 100), DMs received, and conversations generated — not raw view count.
  7. Step 7 — Log content attribution for every new contact: ask 'Have you seen my content?' and note it in your CRM or pipeline tool.
  8. Step 8 — AI-proof your content: instruct your editor to leave in natural pauses, stumbles, and filler words. Film in real environments (walking the dog, on a local street) with background detail AI can't replicate.
