How to Turn Agent Classes into a 6-Figure Income

Jared Larkin, 'Mile High Title Guy' — Chicago Title rep in Denver closing 100+ title deals/month via agent classes and events · Thu, 20 Mar 2025
Agent ReferralsClasses & EventsSocial MediaLead Generation

Jared Larkin breaks down exactly how he built a dominant title business by hosting 92+ classes and events per year, using Eventbrite, Facebook/Instagram ads at $1-3/day, and a physical handout system to convert attendees into one-on-one meetings. Note: this episode is a recorded session from Geoff's paid myAgent Classes community and includes promotional segments for that program. The tactical content from Jared is genuinely useful for any LO or title rep wanting to build an event-based referral engine.

A one-page physical handout with 3-5 lead magnets and a yes/no 'book a meeting with me' checkbox at the bottom is the simplest, highest-converting tool you can use at any class.

The playbook

  1. 1. Build your agent list: pull MLS data or buy a list of agents in your market with email and phone numbers.
  2. 2. Upload the list to Avampright.com and send cold event invitation emails (free up to 250/day).
  3. 3. Create a Facebook event via Eventbrite's Facebook integration; batch-invite your categorized realtor friends in groups of 500.
  4. 4. Upload the same agent list as a Meta custom audience and run a $1-3/day ad campaign promoting the event (and your brand year-round).
  5. 5. At the event, distribute a one-page physical handout with 3-5 lead magnets relevant to the class topic and a yes/no meeting-request checkbox at the bottom.
  6. 6. Collect all handouts; after the event, look up each attendee's production volume and prioritize 'Yes' responders by deal count.
  7. 7. Deliver the lead magnets via personalized email (Jared uses GMass for batch-personalized Gmail sends).
  8. 8. Follow up by call, text, and social DM until you book the one-on-one meeting.

Worth quoting

“I've taught a class to three people and one of them's a $20, $30 million producer — you can have like one hour with this person and really build rapport.”
“Run ads indefinitely at the very least at a dollar per day — they're just going to know who you are before they even meet you.”

Best for

LOs who have tried hosting agent classes but can't fill seats or convert attendees into referral partners.
