How to Double Your Database and 10X Your Production

Wally Elibiary — mortgage originator who grew from $36M to $200M+ and now coaches LOs on team-building and database growth · Fri, 06 Jan 2023
Agent ReferralsDatabase & Past ClientsClasses & EventsTeam & Leadership

Wally Elibiary breaks down the two engines behind his $200M+ production: winning mega-agent teams by becoming a genuine real estate business coach, and exploding his database from 2,000 to 26,000 households by doing 'mortgage efficiency checkups' for referral partners like financial advisors and CPAs. LOs who want a repeatable system to grow both agent relationships and past-client volume should listen closely.

Partner with financial advisors and CPAs, do a free mortgage efficiency checkup on one of their clients to demonstrate value, then get access to their entire database to replicate at scale.

The playbook

  1. Step 1 — Find gaps: Use the 3½ most powerful questions with a financial advisor, CPA, insurance agent, or real estate attorney to identify where they struggle adding value to their own clients.
  2. Step 2 — Demonstrate value on one client: Ask for a single client's mortgage statement. Run a TCA in Mortgage Coach. Record a Bombbomb video of the mortgage efficiency checkup and attach it with a Home Bot report.
  3. Step 3 — Present to the referral partner: Walk the advisor through the checkup. Let them see the value firsthand.
  4. Step 4 — Ask the closing question: 'Would you see benefit if I did this for your clients?'
  5. Step 5 — Get database access: Either receive their client list directly, create a Home Bot opt-in campaign they send to their list, or have them email mortgage statements 30 days before their annual client review meetings so you can pre-build the analysis.
  6. Step 6 — Scale with a concierge: Have a client concierge call into the partner's database to schedule mortgage efficiency checkup appointments on your calendar.
  7. Step 7 — Repeat across all referral partner categories (CPAs, financial advisors, estate attorneys, insurance agents, top-producing agent teams) to compound database growth.

Worth quoting

“I spent all, I can spend the next 20 years trying to capture 26,000 people on a database. Or if I can add value to the gatekeepers that already have databases, it's game over.”
“To be able to add value, you have to be valuable.”

Best for

LOs who rely almost entirely on agent referrals for new business and have a neglected past-client database they've never systematically mined or grown through referral-partner relationships.
