The playbook

  1. 1. Identify a broker-owner or agent group to approach — prioritize brokerages actively recruiting agents.
  2. 2. Lead with the problem you solve for agents (marketing, lead gen, business growth) — not mortgage programs.
  3. 3. Schedule a lunch-and-learn or Zoom class using a plug-and-play deck (topic examples: database marketing, video marketing, homebyer pipeline).
  4. 4. Market the class via prewritten email sequences and SMS — do not cold pitch the content.
  5. 5. During the class, teach only the subject matter; mention your mortgage role briefly in the intro only.
  6. 6. After class, spend extra time with engaged agents (e.g., filming their marketing videos) to deepen the relationship.
  7. 7. Follow up to understand their specific needs and desires — referrals come from connection, not from the class alone.
