How to Use Homebot to Partner with Agents and Build Your Future Pipeline with Ricardo Bueno

Ricardo Bueno — marketing and technology consultant specializing in digital systems for real estate and mortgage professionals · Thu, 27 Aug 2020

Ricardo Bueno breaks down two growth systems: using Homebot to expand a loan officer's sphere of influence through agent database partnerships, and a repeatable process for capturing five-star online reviews on Google and Zillow. LOs who want automated pipeline nurture and stronger social proof should listen.

Sponsor your agent partners on Homebot so their entire past-client database receives your co-branded monthly equity report — you scale your sphere of influence without owning the list.

The playbook

  1. 1. Qualify agent partners: require a CRM, a minimum 4-month commitment, and a $400/month ad budget (if running Facebook ads together); screen for long-term mindset over 'I need a deal this month.'
  2. 2. Upload agent's cleaned database (CSV) to Homebot under your sponsored lender account — agent retains ownership, there is a firewall between their data and yours.
  3. 3. Homebot sends a co-branded monthly equity digest to every contact; you receive activity alerts showing who opened and how many times.
  4. 4. For new buyer leads (from Facebook ads or any source), auto-enroll them in Homebot's buyer-side nurture — it asks their target area, desired close date, and whether they already own (identifying hidden listing opportunities).
  5. 5. Run weekly accountability check-ins with each agent partner: 'Any buyers to cross-qualify? Who in your Homebot account is showing high activity?'
  6. 6. At deal open, ask borrower/buyer: 'Can I count on you to leave us a five-star review when we close?'
  7. 7. At closing, trigger an automated CRM tag that sends the review request email: one link, one platform, bullet-point prompts of what to write.
  8. 8. Track review volume on Google My Business and Zillow; ask every new client how they found you to measure review-driven inbound leads.

Worth quoting

“That email every month is getting a 90% open rate and it's getting a 35 to 39% click-through rate. Show me anything in our industry that gets that level of engagement.”
“We live in a five-star review culture — an agent with 35 years of experience was losing business to someone in the industry 18 months with 18 five-star reviews.”

Best for

LOs who are already on Homebot but only use it for their own past clients, or who have agent partnerships but no systematic way to tap those agents' databases or collect online reviews.
