The playbook

  1. Step 1 — Friend every real person you know or meet, including every new pre-qual lead before handing them to your team.
  2. Step 2 — Identify referral source targets (Realtors, financial planners, attorneys, builders). Send a friend request.
  3. Step 3 — Study their Facebook profile for 1–2 weeks: likes page, interests, post topics. Do not interact yet.
  4. Step 4 — Week 1–2: Like one post. No comment.
  5. Step 5 — Week 3–4: Leave a genuine, specific comment tied to a shared interest or value.
  6. Step 6 — When a natural shared interest surfaces in their posts, use it as a bridge to direct message: mention the shared interest and propose a specific in-person activity (coffee, game, event).
  7. Step 7 — Progress from DM → text → coffee meeting → ongoing referral relationship.
